When the settlement dictates how proceeds are divided, I coordinate with the closing agent so the split happens exactly as ordered.

If one of you wants to stay, we establish a fair market value both sides can rely on, then work through the buyout: what it takes to refinance in one name, how the equity is credited in your settlement, and the paperwork that makes the transfer final.
